5 most affordable homes sold in burlington oakville october 2023

While housing isn’t exactly cheap in the Halton Region (Oakville, Burlington, Milton and Halton Hills), some properties recently sold for less than $600,000–far below the average prices seen in all four municipalities.

According to real estate website and brokerage Zoocasa, the average price in Burlington climbed to $1,140,816 in October–a 8.72 per cent increase over September.

Prices in other municipalities fell, with Milton seeing the average price decline 1.67 per cent to $1,036,226 and Oakville seeing its average price decline 10 per cent to $1,395,752.

But while the average price is still over $1 million, here are some Burlington and Oakville homes that recently changed hands for less, courtesy of Zoocasa:


c307 – 5260 Dundas St.

This Burlington condo, located in the Orchard neighbourhood, sold for $437,000 after hitting the market at $399,000. The condo, situated in a trendy building, boasts one bedroom, one bathroom and over 500 square feet of space. The unit overlooks Bronte Creek and features an upgraded kitchen, high ceilings and laminate flooring.


815 – 700 Dynes Rd


Located in The Empress, this spacious Burlington unit spans 879 square feet and offers one bedroom, one bathroom and one parking space. The unit recently sold for $435,000 after being listed for $459,000. The suite boasts laminate flooring, accent walls and access to an outdoor saltwater pool.


415 – 4040 Upper Middle Rd

This two-bedroom, two-bathroom Burlington unit sold for $530,000 after being listed for $524,990. Spanning over 700 square feet, the suite features hardwood floors, high ceilings, an open-concept kitchen with marble countertops and a private balcony.

This upgraded unit in the Paradigm development sold for $510,000 after being listed for $545,000. The one-bedroom, one-bathroom unit offers over 600 square feet of space, vinyl flooring, stainless steel appliances and a den. The building boasts a gym, basketball court, pool, hot tub, sauna, theatre and other amenities.

This Bronte Village-area condo boasts two bedrooms, one bathroom and more than 800 square feet of space. It sold for $590,000 after hitting the market at $579,900. The upgraded unit features vinyl flooring, a stylish kitchen, new light fixtures and fresh coat of paint. The building is close to grocery stores, restaurants and other amenities.
